Terms and Condition

Terms and Conditions for Zulu Tower, Puthukkulangara

1. Introduction These terms and conditions govern the use and rental of commercial spaces at Zulu Tower, Puthukkulangara. By renting a shop or using the Tower’s facilities, tenants agree to comply with the following terms.

2. Shop Rental Terms

  • Rent is payable on the 1st of every month, unless otherwise stated in the rental agreement.
  • Tenants must adhere to the operating hours specified in their rental agreement or as determined by the management.
  • Late payments may incur a penalty of 5% after 5 days of the due date.

3. Security

  • The Tower is equipped with 24-hour security.

  • All tenants are expected to cooperate with security personnel and adhere to safety protocols.

4. Security Deposit

  • The required security deposit must be confirmed by contacting the Zulu Tower office.

  • This deposit will be refunded after vacating the premises, subject to deductions for any damages or unpaid rent.

5. Maintenance and Repairs

  • The Tower management is responsible for routine maintenance of common areas.
  • Tenants must report any issues with their shop to the management for prompt resolution.
  • Any damages caused by the tenant to the property beyond normal wear and tear will be charged to the tenant.

6. Use of Common Areas

  • Common areas, such as hallways and parking spaces, are for shared use.
  • No merchandise or shop items should be displayed or stored in common areas without prior permission.

7. Parking

  • Parking spaces are available for tenants and customers.
  • Unauthorized vehicles parked in designated spaces will be towed at the owner’s expense.

8. Visitors and Customers

  • Shops are responsible for their customers' behavior and safety within the shop area.
  • Loitering or unauthorized activities in common areas by visitors will not be permitted.

9. Pets

  • Pets are not allowed within the shops or common areas, except for certified service animals.

10. Termination of Tenancy

  • A notice period of one month is required for either party to terminate the shop rental agreement.
  • Early termination by the tenant without fulfilling the notice period may result in forfeiture of the security deposit.

12. Liability

  • Zulu Tower management reserves the right to modify these terms and conditions with 30 days notice to all tenants.
